Role Purpose:
The Head of Project Financing will lead and oversee all aspects of project financing for the property development division, ensuring the effective structuring and management of financial resources for large-scale real estate projects. This strategic role will require expertise in financial modeling, risk assessment, stakeholder management, and maintaining relationships with financial institutions to secure funding. The Head of Project Financing will be a key enabler of the company’s growth and successful delivery of its property development portfolio.
Key Responsibilities:
1. Project Financing Strategy:

- Lead the identification and evaluation of funding sources, including debt financing, equity partnerships, joint ventures, and alternative financing solutions.

2. Financial Structuring and Modeling:
- Oversee the preparation and analysis of financial models to evaluate the feasibility and viability of projects.
- Structure and negotiate financing packages, ensuring optimal terms for the company while mitigating financial risks.
- Lead financial due diligence processes and coordinate with external consultants, legal advisors, and financial institutions.
3. Fundraising and Stakeholder Management:
- Establish and maintain strong relationships with financial institutions, investors, and other stakeholders to secure project financing.
- Lead negotiations with banks, private equity firms, venture capitalists, and other sources of capital to obtain the best possible financing options for projects.
- Ensure timely and effective communication with stakeholders on project financing progress, status, and risk management strategies.
4. Risk Management and Compliance:
- Assess and manage the financial risks associated with project financing, ensuring the company’s interests are protected.
- Ensure compliance with regulatory and legal requirements in all aspects of financing, including documentation, reporting, and financial disclosures.
- Provide regular financial risk assessments to senior management and the board, offering recommendations for mitigation and control.
5. Budgeting and Financial Planning:
- Develop and oversee the project financing budget, ensuring efficient use of financial resources and adherence to project timelines and milestones.
- Coordinate with project managers and other key departments to ensure projects are financed within budgetary constraints.
- Prepare financial forecasts and reports for internal stakeholders, including the board of directors, to track project financing performance.
6. Project Evaluation and Portfolio Management:
- Lead the evaluation of new property development projects, providing financial insights and recommendations to assess their viability and alignment with the company’s financial goals.
- Monitor and manage the performance of the project financing portfolio, ensuring that projects remain on track and within financial parameters.
- Conduct post-project reviews to assess the success of financing strategies and inform future project financing decisions.
7. Team Leadership and Development:
- Lead, mentor, and develop a high-performing team of project financing professionals.
- Foster a culture of innovation, collaboration, and continuous learning within the team.
- Provide coaching and guidance to junior staff, helping them develop the skills necessary to excel in project financing.
Key Requirements:
Education and Professional Qualifications:
- Bachelor’s degree in Finance, Accounting, Business Administration, or a related field (Master’s degree is a plus).
- Professional certifications such as CFA, CPA, or equivalent qualifications are desirable.
Experience:
- Minimum 10 years of experience in project financing, with at least 5 years in a senior leadership or managerial role within property development or real estate.
- Proven experience in structuring and securing project financing for large-scale real estate projects, including familiarity with debt and equity financing options.
- Strong understanding of financial regulations, risk management, and compliance in the property development industry.
- Experience in managing relationships with financial institutions, investors, and other external stakeholders.
