about the job

- Oversee day-to-day operations and facilities management activities in the mall.
- Maintain the value of the asset, control all operating costs associated with the mall’s operations, and provide the required level of operational service to retailers in a timely and optimal manner.
- Liaise and build rapport with vendors and suppliers, ensuring that all parties involved deliver high-quality services at the right cost.
- Coordinate with third-party service providers for maintenance, security, cleaning, landscaping, pest control, IT equipment, and software.
- Conduct and coordinate maintenance of the building structure and equipment (lifts, gensets, plumbing and water supply, HVAC, chillers, air conditioners, CCTV) with technicians and third-party suppliers.
- Perform soft services to ensure the mall meets expectations for housekeeping, vector control, landscaping, and waste management.
- Perform hard services to ensure the building, compound, fixtures, and all equipment are well maintained.
- Liaise with TNB, DOSH, JKKP, Suruhanjaya Tenaga, and other regulatory bodies regarding approvals, registrations/certifications, utility services, and compliance issues, ensuring adherence to applicable laws.
- Ensure all mechanical and electrical installations and services (escalators, elevators, BAS, fire alarm system, fire fighting system, lighting, etc.) and maintenance are safe, correct, legal, and compliant with the authorities.
- Prepare budgets for operational and capital expenses.
skills and experience required
- Bachelor's degree in Property/Real Estate Management, Engineering, or a related field.
- 10-15 years of experience in facilities management and building operations management.
- Strong communication skills and leadership qualities.
- Good understanding of local regulations pertaining to mall operations and building management.
- Well-versed in handling technical issues as well as documentation.
