Job Overview:
We are seeking a highly skilled and analytical Investment Analyst to join our dynamic team in Malaysia. This role will be pivotal in driving the company’s investment strategy by conducting comprehensive financial due diligence, commercial due diligence, real estate valuation, and feasibility studies. The ideal candidate will possess strong analytical abilities, financial modeling skills, and a deep understanding of market dynamics in both financial and real estate sectors.
Key Responsibilities:
1. Financial Due Diligence:
- Conduct detailed financial analysis and assess the financial health of potential investment targets.
- Evaluate financial statements, projections, and business plans to identify risks, opportunities, and alignment with strategic goals.
- Develop and execute detailed financial models to support investment decisions.
- Prepare clear, comprehensive reports summarizing findings and presenting investment recommendations to senior stakeholders.
2. Commercial Due Diligence:
- Assess market conditions, competitive landscape, and industry trends to validate the commercial viability of potential investments.
- Analyze business models, pricing strategies, and customer bases to assess market positioning and growth potential.
- Work closely with cross-functional teams (legal, operational, and strategic) to understand all aspects of a target company.
- Provide actionable insights to senior leadership to inform investment decisions.
3. Real Estate Valuation:
- Perform real estate valuation and market research for potential acquisitions, partnerships, or new developments.
- Use valuation methods such as Discounted Cash Flow (DCF), Comparable Sales, and Capitalization Rate analysis.
- Develop and maintain relationships with key industry players, including brokers, appraisers, and other professionals.
- Assess risk factors and market conditions affecting real estate investments, particularly in emerging markets.
4. Feasibility Studies:
- Lead feasibility studies for investment opportunities, particularly in real estate development or expansion.
- Analyze economic, financial, legal, and regulatory factors impacting potential projects.
- Prepare investment feasibility reports with clear recommendations and risk assessments.
- Support decision-making by providing high-level financial modeling and scenario analysis.
Qualifications:
- Bachelor’s degree in Finance, Business, Economics, or related field. A Master’s degree (MBA) or professional certifications (CFA, FRM, or equivalent) will be a plus.
- 3+ years of experience in investment analysis, financial due diligence, real estate valuation, or commercial strategy, preferably within an MNC or consulting firm.
- Strong understanding of financial modeling and valuation techniques (DCF, NPV, IRR).
- Proficiency in financial analysis tools (Excel, PowerPoint, Bloomberg, etc.) and market research platforms.
- Solid knowledge of real estate markets, property valuation methods, and regulatory frameworks in Malaysia and the APAC region.
- Proven ability to manage multiple projects and meet deadlines in a fast-paced, high-pressure environment.
- Exceptional verbal and written communication skills, with the ability to present complex data to senior stakeholders.
- Strong attention to detail and problem-solving skills, with a proactive approach to identifying and addressing issues.
Preferred Skills:
- Experience in real estate investment or development analysis, particularly in commercial or residential properties.
- Knowledge of Malaysia’s real estate market trends, economic drivers, and regulatory environment.
- Ability to work collaboratively with cross-functional teams in an international setting.
- Fluency in Bahasa Malaysia or Mandarin is a plus, but not required.
