- Oversee the day-to-day operations and facilities management of the mall.
- Maintain the asset's value by controlling operating costs and ensuring timely, optimal operational support for tenants.
- Build strong relationships with vendors and suppliers to ensure high-quality services are delivered at the right cost.
- Coordinate with third-party service providers for M&E maintenance, security, cleaning, landscaping, pest control, and other essential services.
- Manage the maintenance of building structures and equipment (e.g., lifts, generators, plumbing, water supply, HVAC systems, chillers, air conditioners, CCTV) in collaboration with technicians and service providers.
- Oversee soft services to ensure high standards in housekeeping, pest control, landscaping, and waste management.
- Manage hard services to ensure the building, facilities, and equipment are well-maintained and operational.
- Liaise with regulatory bodies (e.g., TNB, DOSH, JKKP, Suruhanjaya Tenaga) for approvals, certifications, utility services, and compliance with relevant laws and regulations.
- Ensure all mechanical and electrical installations (e.g., escalators, elevators, BAS, fire alarm systems, firefighting systems, lighting) are safe, legal, and compliant with regulatory standards.
- Prepare and manage budgets for operational and capital expenditures.
skills and experience required
- Diploma or Bachelor’s degree in Property/Real Estate Management, Engineering, or a related field.
- 5–10 years of experience in facilities and building operations management within a retail mall environment.
- Proven track record in an operations management role; strong M&E knowledge and skills are key priorities.
- Strong communication skills with demonstrated leadership qualities.
- Solid understanding of local regulations related to mall operations and building management.
- Proficient in handling both technical issues and related documentation.
